There is no MLS Zone that typifies Richmond’s western bias more so than Zone 22. Beginning on the western edge of the University of Richmond and bound by the River, Interstate 64 and the Goochland line, Zone 22 (The West End) is generally considered to have the highest suburban values in the RVA Metro.
The River Road corridor is home to a stunning array of homes, many of which (as the name would suggest) somehow ‘touch’ the James River. The Westham and University Heights neighborhoods that border U of R (the famed Westham Parkway) are also a visual treat with their diverse architecture that includes several Frank Lloyd Wright styled modern homes interspersed amongst the traditional Richmond brick and slate homes more typical of the area.

As you move west, the development and housing begins to morph into a more colonial based architecture of the 1970’s, 1980’s and 1990’s with neighborhoods beginning to resemble what much of Richmond looks like, albeit slightly larger and more expensive. For many of the newer neighborhoods (Wellsley, Barrington, Bell Tower, Raleigh, Westhampton Glen) you will encounter the ‘transitional’ styled homes with multiple gables and contemporary influences along side the traditional.
By and large, the West End is largely complete and there is not much new construction on any scale other than in the Short Pump area along Broad Street near the Short Pump Town Center. Due to the excellent schools, proximity to shopping and interstate and the western bias inherent in Richmond, the West End continues to be a strongly preferred area for both native Richmonder’s and those who relocate here.
