The City of Richmond is an old city (at least by United States standards) and thus it has a very diversified architecture in a relatively small geographic area. This is pretty much a standard feature of many east coast cities that predate the American Revolution. The oldest surviving stock of housing can be found mostly in Church Hill (and points within the eastern sections of the City) and gets progressively newer as you trek west. Richmond is comprised of 5 real estate zones:

  • Zone 10 – Downtown, Fan and Museum Districts, Jackson Ward/Carver, Church Hill/East End
  • Zone 20 – Powhite Parkway to University of Richmond
  • Zone 30 – Northside, Ginter Park, Bellevue
  • Zone 50 – South Side, Blackwell
  • Zone 60 – Manchester, Woodland Heights, Westover Hills, Stratford Hills

Searching within the City requires a detailed understanding of the individual neighborhoods and development trends within each. While county searches obviously require knowledge of many of the same factors, generally speaking, the MLS Zones in the suburban marketplace do not have the dramatic value swings in such tightly defined geographic areas as the City does.
